Jesselton Quay will be built on a 16.25 acre of port land which is strategically located at the waterfront of Kota Kinabalu urban centre, to the northern fringes of the business district of the city, at the Tanjung Lipat locality nad with a good connectivity to roads, highways and ports.

It will be divided in three precincts comprising the Commercial Suites, Retail Mall (including retail units) and Signature Precinct, with three phases involved, beginning from the coastline inward.

The yard should be launched in 2014 and have an estimated duration of about 8 years, while the project site, Kota Kinabalu port, has already caught the eye of international.

The project includes construction and development of retail mall, commercial units, office towers and residential complexes that will cater to domestic and international demand. Was evaluated the construction of around 1,000 serviced residential units over the 8 to 10 year development period for the entire project.

The mixed integrated development will be characterized by many tourist elements; among the main attractions: an international cruise terminal, marina, convention centre, hotels, etc.

When completed, Jesselton Quay will possibly be a business district as well as a tourism hub, with the marina and its own cruise terminal. The property project in fact has the potential to become Kota Kinabalu’s cruise tourism hub when the mixed development equipped with an international cruise terminall (cruises bringing up to 1,500 passengers and 800 crew members).

But Jesselton Quay is poised to become also an iconic landscape as a new urban waterfront.

In fact, the project – previously known as Jesselton Waterfront Project – would add some 600 m of waterfront to the existing urban coastline, and would be a redevelopment and extension north of the old Kota Kinabalu city centre with the longest waterfront boardwalk in the region.

In recent years, the projects related to the property development in the port area of Kota Kinabalu have received strong interest. Jesselton Quay will tobe able to cater to the anticipated demand for commercial properties within the prime Kota Kinabalu waterfront area, attracting the interest of local investors and international.

The development land’s strategic and prime – situated right at the waterfront of Kota Kinabalu city centre and with a panoramic view of the South China Sea – in fact offers great opportunities in terms of development and economic impacts, particularly in the tourism sector.

Jesselton Quay sarà costruito su 16,25 ettari di terreni portuali, in posizione strategica sul waterfront del centro urbano di Kota Kinabalu, ai margini settentrionali del distretto degli affari della città, nei pressi della località Tanjung Lipat, e con una buona connettività a strade, autostrade e porti.

Sarà ripartito in tre distretti costituiti da: Commercial Suites, Retail Mall (comprese le unità di vendita al dettaglio) e Signature Precinct, con tre fasi sviluppate a partire dalla costa verso l’interno.

Il cantiere dovrebbe essere avviato entro il 2014 e avere una durata stimata di circa 8 anni, mentre il sito del progetto, il porto di Kota Kinabalu, ha già attirato l’interesse internazionale.

Il progetto comprende la costruzione e lo sviluppo di centri di vendita al dettaglio, unità commerciali, torri per uffici e complessi residenziali che sapranno soddisfare la domanda nazionale ed internazionale. È stata valutata la realizzazione di circa 1.000 unità abitative realizzate nell’arco temporale di 8-10 anni dell’intero progetto.

Lo sviluppo integrato misto sarà caratterizzato da numerosi elementi turistici; tra le attrazioni principali: un terminal crociere internazionale, un marina, un centro congressi, hotel, etc.

Una volta completato, Jesselton Quay potrà diventare un quartiere d’affari così come un centro turistico con un marina e il proprio terminal crociere. Il progetto immobiliare possiede infatti il potenziale per diventare l’hub del turismo crocieristico di Kota Kinabalu, quando nel 2017 lo sviluppo misto sarà arricchito da un terminal crociere internazionale (crociere con 1.500 passeggeri e 800 membri di equipaggio a bordo).

Ma Jesselton Quay è destinato a diventare anche un’icona nel paesaggio del nuovo waterfront urbano. Infatti, il progetto – precedentemente conosciuto come Jesselton Waterfront Project – dovrebbe incrementare di circa 600 m il waterfront lungo la linea di costa urbana esistente e consisterebbe in una riqualificazione ed estensione a nord del centro storico della città di Kota Kinabalu con la più lunga passeggiata sul lungomare della regione.

Negli ultimi anni, i progetti legati allo sviluppo immobiliare nell’area portuale di Kota Kinabalu hanno registrato un forte interesse. Jesselton Quay sarà in grado di soddisfare la domanda prevista per quanto riguarda le proprietà commerciali all’interno della principale area di waterfront di Kota Kinabalu, attirando l’interesse di investitori locali e internazionali.

La posizione strategica e privilegiata dell’area – situata proprio lungo il litorale del centro di Kota Kinabalu e con una vista panoramica sul mare del Sud della Cina – offre infatti grandi opportunità in termini di sviluppo e di ricadute economiche, in particolare nel settore del turismo.
