Wood Wharf is one of central London’s largest development sites, and this high density. The mixed-use development aims to maximise the potential of the waterfront and public realm, establish new connections to existing and planned public transport networks, and build on the success of the Canary Wharf real estate. The masterplan creates a strong and complimentary mix of uses, providing over 3,000 new homes, nearly two million square feet of high quality commercial office space, and a further 250,000 square feet of retail uses.

For the Wood Wharf development, Canary Wharf Group has appointed architects Herzog & de Meuron, Allies and Morrison, and Stanton Williams to design (first phase) of new buildings and a new residential tower. It an eight-hectare redevelopment adjacent to Canary Wharf in Central London, set to become one of the capital’s most prestigious waterfront sites.

Herzog & de Meuron have designed the new residential tower (height 211.5 m) in the south-west corner of the site. Facing the waters of South Dock, the new landmark offers a superb 360 degree views of London and a new waterside park on the southside of the site. The project represents clearly the Canary Wharf Group’s ambition for creating a new and mixed use creative district at Wood Wharf.

The high-rise building will deliver a significant quantity of high quality new housing (452 apartments arranged over 56 storeys) and will set a benchmark for future projects within the Wood Wharf masterplan. The overall composition of the building is an aggregation of three apartment typologies, with a clearly identifiable elements. The facade of the building is optimised to achieve exemplary sustainability targets.

The consultation process for the masterplan began in autumn 2012, with an application for a new outline planning permission expected to be submitted in spring 2013. It is anticipated the scheme will be developed in phases over 10-12 years with the first phase commencing in 2014. Building begins next year with completion in 2017 to coincide with the opening of the cross rail transport hub through Canary Wharf.

The project – being able to mediate between the public and private sector helps to meet the needs of growing business sectors, in particular as regards the technology and new media firms, and also allows another large step forward for the regeneration of East London.

Wood Wharf è uno dei maggiori siti, ad alta densità abitativa, in fase di sviluppo nel centro di Londra. Lo sviluppo multi-funzionale punta a massimizzare le potenzialità del lungomare e dello spazio pubblico, a stabilire nuove connessioni tra reti del trasporto pubblico esistenti e in previsione, e a sfruttare il successo immobiliare di Canary Wharf. Il masterplan crea un mix di usi diversificato e complementare, fornendo oltre 3.000 nuove abitazioni, circa 2.000.000 di mq di uffici commerciali di qualità, e altri 250.000 mq destinati alla vendita al dettaglio.

Per lo sviluppo di Wood Wharf, Canary Wharf Group ha designato gli architetti Herzog & de Meuron, Allies e Morrison e Stanton Williams per la progettazione (prima fase) di nuovi edifici e di una nuova torre residenziale. Si tratta della riqualificazione di otto ettari prossimi a Canary Wharf nel centro di Londra, destinato a diventare uno dei più prestigiosi siti affacciati sull’acqua della capitale.

Herzog & de Meuron hanno progettato la nuova torre residenziale (altezza 221,5 mt) nell’angolo sud-occidentale del sito. Prospiciente le acque del South Dock, il nuovo landmark offre una splendida vista a 360 gradi su Londra e sul nuovo parco fluviale sul lato sud del sito. Il progetto rappresenta in modo evidente l’ambizione del Canary Wharf Group per la creazione di un nuovo e multi-funzionale quartiere creativo a Wood Wharf.

Il grattacielo consentirà di disporre di una notevole quantità di nuovi alloggi di elevata qualità (452 appartamenti disposti su 56 piani) e diventerà un punto di riferimento per i progetti futuri nell’ambito delWood Wharf masterplan. La composizione complessiva dell’edificio è un complesso di tre tipologie di appartamenti con elementi chiaramente identificabili. La facciata dell’edificio è ottimizzata per raggiungere obiettivi di sostenibilità esemplari.

Il processo di consultazione per il masterplan è iniziato nell’autunno 2012, a seguito della richiesta di nuova autorizzazione per quanto riguarda il progetto preliminare, presentato nella primavera del 2013. Lo schema sarà prevedibilmente sviluppato in fasi successive nell’arco di 10-12 anni con la prima fase che ha inizio nel 2014. Il completamento è previsto nel 2017 in concomitanza con l’apertura del passante ferroviario che attraversa Canary Wharf.

Il progetto – in grado di mediare tra il settore pubblico e quello privato – contribuisce a soddisfare le esigenze dei settori crescenti del business, in particolare per quanto riguarda la tecnologia e le nuove aziende di media, e consente inoltre un grande passo in avanti per la rigenerazione dell’East London.
